Moderate Rent Increase for 2027: Average 2.2%

TOAS will increase rents by an average of 2.2% in 2027. For most buildings, the increase is 2.1%, and for three buildings it is 3.1%. The rent increase remains moderate and is at the same average level as during the previous five years.

Although rents are increasing, TOAS’s rental income will grow by only 1.0% because three large buildings are currently being renovated. At the same time, operating costs are expected to increase by about 4%. The largest cost increases come from water charges due to higher water prices in 2027.

We want to keep student housing affordable. This helps us offer reasonably priced homes and comfortable living for students. During the last ten years, TOAS rent increases have averaged only 1.4% per year.

TOAS’s financial situation has remained stable over the long term thanks to careful financial planning. The biggest uncertainty in the near future relates to financing costs.

If your current apartment feels too expensive, you may be able to reduce your housing costs by choosing a different apartment. TOAS offers homes at many price levels. The most affordable small studio apartments with shared kitchen facilities cost about €150 per month, while the most expensive studios cost about €750 per month.

According to statistics, rents on the private rental market in Tampere are about 22% higher than TOAS rents. At the beginning of 2027, the average comparable TOAS rent will be €14.5/m² per month. Depending on the building, rents range from €9.8 to €23.5/m² per month.

Almost half of TOAS’s expenses come from loan repayments and interest costs. The amount of loans increased because several major building projects were completed. These investments provide more high-quality student apartments.

A new rent invoice will be sent together with the rent increase notice. The new rent will apply from 1 January 2027.
