Out of Town for a While?
If you are temporarily absent from Tampere due to exchange studies, an internship related to your studies, military or civil service and your right to studies continues as normal, you do not have to terminate your tenancy agreement. The agreement is valid, but you are still required to pay the rent and take care of the apartment.
Transfer of the right to tenancy
Based on exchange studies, an internship related to studies, military or civil service, the tenant may apply for the transfer of the right to tenancy. The tenant gives notice concerning the apartment using the normal giving notice period (one calendar month). As well as giving notice, the tenant fills in the form on the transfer of the right to tenancy. Please note that the reason for the transfer must last at least four (4) months.
When the reason for the absence (exchange studies etc.) is over, TOAS will offer the tenant a new flat that corresponds to the old flat (type of the flat, location and size). The starting day of the new agreement is based on the certificate concerning the absence (e.g. the starting day may not be postponed to August if the absence ends in June).
The transfer of the right to tenancy must be made together with the giving notice.
The tenant must present a certificate of the reason for the absence (e.g. acceptance letter to exchange studies). Transfer of the right to tenancy must be made together with the giving notice or at the latest before the tenancy agreement ends. It is not possible to make the transfer of the right to tenancy later, such as in the middle of the exchange semester.
Moving together with a partner or going to different directions?
Note that if you have a common tenancy agreement with someone, neither of the tenants may terminate the agreement alone. If one is moving out and the other one would stay, please contact TOAS office well in advance to arrange the agreement issues.

Temporary Assignment of a Residential Apartment
You may also make a temporary assignment of the apartment due to exchange studies, an internship related to your studies, military or civil service. Find a temporary tenant and deliver the form to TOAS office one month before the temporary assignment begins. Note: Despite the temporary assignment, the TOAS tenant remains responsible for the rent and all other terms of the tenancy agreement.
During the academic year (September–April) the temporary tenant must be a student and the TOAS tenant must present a certificate of the reason for the temporary assignment (e.g. exchange studies).
The temporary tenant’s student certificate must also be presented at the TOAS office.
During the summer months (May–August) there are no other requirements other than in case of a shared apartment, the temporary tenant must be of the same gender as the TOAS tenant.
If you wish to change a small detail in the apartment (e.g. balcony or floor), internal transfer might be an option for you. Send us an email and specify your wishes as detailed as possible. Please note that the new apartment must be similar to your current one regarding the location and apartment type. The rent may differ. Note! If you live in a two-room family apartment, you can only transfer to two-room family apartment, the number of rooms must stay the same. We accept each applicant to the internal transfer list only once.
Once there is an apartment available corresponding to your wishes, we do our best to offer the apartment to you. However, during the busiest time of the year this might not always be possible.
In need of different apartment?
If you wish to change to another apartment type or size, you need to submit a new application on our website and as normal.
If you change from one TOAS apartment to another TOAS apartment and receive the new offer based on queue, you may terminate your current tenancy agreement also without a one-month notice time. However, please note that this does not apply to quickly available apartments. In case you change to a quickly available apartment, you have a normal giving notice time (one calendar month).
