It is a good idea to clean your apartment once a week. Larger cleaning jobs and more thorough cleaning of a specific area can be done a few times a year.

It is a good idea to wash the surfaces and water fixtures in the bathroom. You will need a brush to wash the walls and floor of the shower corner to remove dirt.
You can wash the shower curtain in the washing machine and it is worth doing this regularly.
Clean the bathroom floor drain regularly. The floor drain grate is removed and cleaned of hair and dirt. The walls of the floor drain are washed and any hair that may have remained in the drain is removed from the odor trap in the drain. Finally, it is a good idea to rinse the drain with water to ensure that it is functioning properly. If necessary, contact a maintenance company.
The kitchen’s household appliances also need to be cleaned.
It is a good idea to wipe the surfaces of the refrigerator regularly and remove any blockages in the condensation drain.
Over time, dust accumulates behind the refrigerator. It is a good idea to vacuum the back once a year. There is also a condensation container behind the refrigerator, which you can clean at the same time as cleaning the back.
You can clean the surfaces of the stove and oven in a way that is appropriate for the stove model.
Wash the hood’s grease filter at least twice a year. The grease filter can be removed without tools. The filter can be washed either in the dishwasher or by dissolving it in hot water with washing liquid. If you have any difficulties removing or installing the filter, contact your maintenance company.
If the filter is very dirty, it is a good idea to let it soak in dishwashing liquid for a while, after which it will be easier to clean.
Clean the ventilation valves regularly. Wipe away any dust and dirt that accumulates on the valve opening and edges with a rag.
For floor surfaces, vacuuming (or sweeping with a brush) and wiping with a damp cloth is sufficient.
Excessive use of water should be avoided, especially on laminate surfaces!
Wipe dust, spills and stains from surfaces (walls, door frames, switches, furniture surfaces).
The target temperature for apartments during the heating season is 20-22 degrees Celsius. If the temperature in your apartment does not fall within this range, please submit a fault report in myTOAS.
Most ventilation valves have a so-called summer position and a winter position, which can be adjusted to ensure that the valve provides the appropriate amount of air for the season in question.
Excess cooking oil/fat should never be poured down the drain!
A small amount can be placed in a bio-waste container, soaked in paper. When placing in a mixed waste container, pack it in a closed plastic bottle or in the original product packaging:
- Let the oil cool down properly.
- Pour the oil back into its own bottle and close the bottle carefully.
- Sort the oil and bottle into mixed waste.
- Solidified coconut fat can be placed in a sealed container in bio-waste.
Cat litter is sorted into mixed waste and must not be poured into the toilet.
Replacing the bulb in the light fixture is the resident’s responsibility. Similarly, if a fuse in the fuse box blows, the resident is responsible for replacing it or resetting the automatic fuse. Some of our apartments have high ceilings and in these apartments (some apartment types in Espantorni, Markuksentori, Hippos, Willa Amanda) you can request a maintenance company to install or remove the light fixture or replace the bulb for you by sending a fault report.
Our newest properties feature LED lights, the repair and replacement of which is handled by the maintenance company.
If you install a dishwasher and/or laundry machine in your apartment, you are responsible for its condition and any damage it may cause. The dishwasher should only be installed by a professional, and it is a good idea to keep a receipt or warranty certificate for the installation work. A plastic safety guard must be used under the dishwasher. Check with your insurance company for any additional requirements regarding the installation in question before installing the dishwasher.
If a washing machine has been left in the apartment or you purchase a washing machine from a previous tenant, you are responsible for the machine, including its connections and any water damage.
You can hang pictures on most wall surfaces with regular picture hooks if you wish. When you move out, leave the picture hooks in place. If your apartment has picture rails, use these when decorating. Please note that the tenant is not allowed to drill into the walls or make major changes to the furniture in the apartment.
Painting walls in the apartment is not allowed, except in those locations where Jussi’s paint set is used.
As a resident, you are obliged to notify your landlord if you notice pests in your apartment (e.g. rice beetle, fur beetle, bedbug, cockroach). So please contact us at your earliest convenience! The fur beetle is the most harmless of these creatures, and after a single discovery, a thorough cleaning of the apartment usually helps to evict the unwanted guest.
Other pests require professional measures to be taken. To prevent the problem from growing, TOAS will place an order with a pest control company upon receiving the notification. The pest control company will arrange survey and control visits directly with the resident. Most often, 1–3 control visits are required to remove pests.
Sometimes it is necessary to inspect and control several apartments in a property to prevent the problem from spreading.
